In most divorces, the home is the largest asset either of you owns — and dividing it fairly starts with knowing what it’s actually worth. Not a Zillow estimate. Not two competing guesses. A certified, independent, litigation-ready appraisal that holds up with attorneys, mediators, and the court.
One spouse keeping the house?
A defensible value is the foundation of any buyout negotiation.
Working with attorneys or headed to court?
Our reports are built for litigation — fully documented, USPAP-compliant, and defensible under cross-examination. Expert testimony available.
Need a value as of the date of separation?
Retrospective valuations to a past effective date are standard work for us.
Keeping it amicable?
Splitting the cost of one neutral appraisal — jointly retained by both spouses — is often the fastest, least expensive path to agreement.
Not sure what your attorney needs?
No problem — retrospective valuations are standard for this work. We value the property as of the date that matters, not today.
Please note: interior inspection expected
Nearly all divorce assignments include a full interior inspection. If your value ends up in front of a judge, it needs to stand on documented condition, not assumptions. Select “Interior Inspection” when ordering — if your situation genuinely doesn’t require one, we’ll tell you honestly before we proceed.

Payment reserves your place in our queue; it does not complete our engagement. Divorce assignments require a brief review before work begins. Within 24 hours, your appraiser will confirm three things with you:
Conflict check
We can serve as an appraiser for one party, or as a neutral appraiser jointly retained by both — but never both sides separately in the same matter. If we’ve already been engaged on this property, we’ll tell you immediately and refund your payment in full.
Who will use the report
Reports are prepared for named intended users (you, your attorney, a mediator, the court). Tell us who’s involved so the report protects you properly — a report your attorney can’t use is money wasted.
Scope confirmation
Retrospective valuations (date-of-separation values) and potential expert testimony involve additional analysis and separate fee terms, which we’ll confirm in a written engagement letter before proceeding.
