Privacy Policy

Effective date: Oct 12, 2026

Trusted Local Appraiser is operated by Greenlight Valuation Services, a Washington State limited liability company (“Trusted Local Appraiser,” “we,” “us,” or “our”). We match clients with independent, state-certified appraisers for non-lending real estate appraisals, such as estate, divorce, tax appeal, and pre-listing assignments. This Privacy Policy explains what information we collect through trustedlocalappraiser.com and our ordering process, how we use and share it, and the choices you have. By using our website or placing an order, you agree to this policy.

Information we collect

We collect only what we need to complete your appraisal and run our service.

Information you give us

  • Contact details: name, email, phone number.
  • Property details: address, property characteristics, access instructions, and occupant or contact information for scheduling.
  • Assignment details: the purpose of the appraisal, effective date, intended users, attorney or accountant contact information, and any comparable sales you suggest.
  • Documents you upload: for example, estate or court documents, prior appraisals, assessment notices, floor plans, or photos.
  • Communications: messages, emails, calls, survey responses, and reviews you send us.

Information collected during the appraisal

Your appraiser may take photographs, measurements, and notes about the property’s interior and exterior. Photos may incidentally show personal belongings.

We use your information to:

  • Schedule inspections and communicate with you, your property contact, and intended users you name.
  • Complete the appraisal, our quality-control review, and report delivery.
  • Process payments, refunds, and our guarantee.

  • Meet legal, regulatory, and professional record-keeping obligations.

We do not sell your personal information, and we do not use it for third-party advertising.

How we share information

We share information only as needed to complete your assignment or as described here.

  • Your appraiser: the independent, state-certified appraiser assigned to your order receives the property, contact, and assignment details needed to complete the work.
  • Our review team: appraisers who perform our quality-control review see your order and report.
  • Affiliated appraisal firm: our founder also owns a residential appraisal firm whose appraisers may be assigned to your order. If so, they receive your information on the same terms as any panel appraiser.
  • Intended users you name: we deliver reports and updates to the people you designate, such as your attorney, accountant, or agent.
  • Service providers: companies that help us operate, such as payment processing (Stripe), website hosting, email delivery, scheduling, file storage, and analytics. They may use your information only to provide services to us.
  • Legal and regulatory requirements: when required by law, subpoena, court order, or a state appraiser licensing board, or to protect our rights or the safety of others.
  • Business transfers: if our business is sold, merged, or reorganized, your information may transfer to the new owner under this policy.

We do not share your information with mortgage lenders, marketers, or data brokers.

Appraisal confidentiality

Appraisers on our panel follow the Uniform Standards of Professional Appraisal Practice (USPAP). Under USPAP, an appraiser may not disclose confidential information or assignment results except to the client, parties the client authorizes, state appraiser regulatory agencies, authorized peer review committees, or as required by law.

Your appraisal report belongs to the assignment. We release it only to you and the intended users you name, unless the law requires otherwise.

Payments, cookies, and analytics

Payments

Stripe processes all card payments under its own privacy policy. We receive confirmation of payment, the amount, and limited card details such as the card brand and last four digits.

Cookies and analytics

Our website uses cookies and similar tools to keep the site working, remember your order progress, and understand how visitors use the site. We use Google Analytics. You can block or delete cookies in your browser settings, though parts of the order process may not work without them.

Do Not Track

Our website does not currently respond to browser Do Not Track signals.

Retention, security, and your choices

How long we keep information

USPAP requires appraisers to keep each assignment’s workfile for at least five years after the report is prepared, or at least two years after final disposition of any judicial proceeding in which the appraiser testified, whichever is later. The appraiser is responsible for keeping the order and workfile records at least that long, and longer if the law requires. Other information is kept only as long as needed for the purposes in this policy.

Security

We use reasonable administrative, technical, and physical safeguards, including encrypted connections and restricted access to order files. No method of transmission or storage is completely secure, so we cannot guarantee absolute security.

Your choices

Access and correction

You can ask to see or correct the personal information we hold about you.

Deletion

You can ask us to delete your information. We will delete what we can, but records we must keep under USPAP or other law will be kept until the retention period ends.

Marketing emails

Use the unsubscribe link in any marketing email. You will still receive service emails about your orders.

Text messages

If you agree to receive texts about your order, reply STOP to opt out.

Children, changes, and contact

Children

Our service is for adults. We do not knowingly collect personal information from anyone under 18. If you believe a minor has given us information, contact us and we will delete it.

We may update this policy from time to time. We will post the new version here with a new effective date, and notify you of material changes by email or a notice on our website.
